The process

A repeatable verification workflow

  1. Create a verification

    Create a verification for the rental applicant. Optionally link it to your internal reference number for tracking.

  2. Upload submitted documents

    Upload the pay stubs and bank statements provided by the applicant. Documents are stored privately and are not publicly accessible.

  3. Extraction and verification

    Fidem extracts document fields and runs verification checks. Processing typically completes within a few minutes.

  4. Review the structured report

    A verification report presents each check, its result, and the supporting evidence — organized by category so you can scan efficiently.

  5. Complete the review or request more documentation

    Add internal notes, request additional documentation if needed, and mark the review complete when finished. Every action is recorded.

What Fidem extracts and verifies

Checks are deterministic and based on documented verification rules. The same documents produce the same results every time.

Income figures

Gross pay, net pay, and year-to-date figures from submitted pay stubs.

Pay period and pay date

Pay period start and end dates, stated pay frequency, and pay date.

Employer information

Employer name and address as listed on submitted pay stubs.

Account balances

Opening, closing, and average balances from submitted bank statements.

Deposit patterns

Total deposits, payroll deposit identification, and deposit count.

Cross-document consistency

Consistency checks across submitted documents where information overlaps.

Scope boundary: Fidem verifies information present in submitted documents only. It does not access credit bureaus, background check providers, eviction databases, or any external data sources. Verification results reflect what was submitted — not any external record.
